Evaluation and Demonstration Research of City Real Estate Investment Environment 【摘要 (中文/英文)】 近年来,由于个别城市和地区房地产价格持续高速上涨,国家从土地、金融、税收、交易等几个方面开始调控,进一步规范房地产市场环境和秩序。随着沿海和一线城市房地产市场出现波动,房地产资本开始向中西部地区转移尤其是西部地区转移。乌鲁木齐市是西部重要城市,必将成为未来房地产资本转移的重点城市,研究乌鲁木齐市的房地产投资环境将对该市吸引房地产投资和房地产资本向该市转移的活动产生积极的作用。 以此为背景,本文在研究国内外房地产投资环境评价的基础上,介绍了投资环境和房地产投资环境相关概念、理论,分析了进行房地产...更多=Mark>投资环境评价的必要性;对影响房地产投资环境的因素进行系统地分析及各种因素是如何影响房地产投资环境,并从定性和定量两个阶段对房地产投资环境评价方法进行系统地介绍对各种方法进行对比分析,比较方法之间的优缺点及其适用范围;认真研究了目前乌鲁木齐市房地产市场发展现状,指出其中存在的问题,并对目前乌鲁木齐市房地产投资环境基本现状进行了分析;确定以主成分分析法和聚类分析法为主要评价方法,构建乌鲁木齐市房地产投资环境评价指标体系,通过spss统计软件进行定量评价,得出乌鲁木齐市房地产投资环境在西部18座城市中处于中上游水平,其房地产市场还有很大的发展前景;最后依据评价结果从六个方面提出改善乌鲁木齐市房地产投资环境的对策,以期为乌鲁木齐改善房地产投资环境和外埠房地产资本向该市转移提供决策依据。
In recent years, because the real estate price in individual cities and regions is continually advancing in a high speed, the State Department begins regulate the real estate market environment and orders from land, finance, tax, dealing and so on. With the fluctuation of the real estate market in the inshore and first-tier cities, the real estate capital begins transfer from the inshore and first-tier cities to the middle and the west regions, especially to the west regions. Urumqi is an important city in the west, and will be a key city that the real estate capital transfers into. The research about the Urumqi real estate investment environment will produce positive effect on attracting real estate capital and the real estate capital transferring process to the west. Under these backgrounds, the paper introduces the conceptions and theories of the investment environment and the real estate investment environment, and analyzes the necessary to evaluate the real estate investment environment based on analyzing the domestic and overseas evaluation methods. The paper analyzes the factors systemically that influence the real estate investment environment and how they influence; the paper compares the evaluation methods from qualitative and quantitative stages and contrasts them from advantages, disadvantages and applicability. The paper studies the development actuality of Urumqi real estate market, points the problems in the development process, and analyzes the basic actuality about Urumqi real estate investment environment. Then the paper makes certain the Principal Component Analysis and the Clustering Analysis as main evaluation methods, constructs the evaluation factors system of Urumqi real estate investment environment, and quantitatively evaluates investment environment by SPSS.
